UTILITY CHARGES FOR AN APARTMENT IN CONDOMINIUM

Utility charges in Thailand are paid almost in the same way as in Russia. I.e. fixed amount is changed for the condominium maintenance, and once a month the volume of water and electricity consumed is calculated. We shall speak about average utility charges and shall make an example calculation.

Maintenance of the real estate in Thailand includes several utility payments.

  • Maintenance fee covers general expenses on condominium needs.

This includes the security, garbage disposal, parking and cleaning of the swimming pool in the complex. The rate is calculated based on 1m2 of the apartment depending on the particular condominium, its infrastructure and service. We would like to note that the owner makes this payment once a year or prepays for several years, if you join the developer’s guaranteed program. If you know the rate of your developer, you can easily calculate the cost of apartment maintenance. Just multiply the apartment area by the set rate and then by 12, as a result you will get the annual payment for the apartment.

  • As for expenses calculated per counters, 1m3 of water costs between THB 19 and THB 29, and the electricity costs THB 5/kW.

There is no hot water in apartments in Thailand, it is heated by a direct-flow water heater. That is why you will be charged for cold water only.

Air conditioner is the biggest electricity consumer. Be ready for the fact that the final bill will depend by 80% on its usage. The consumption of electricity by a family of three people living in a small flat will make about 250-300kW excluding the air-conditioner, and the bill will not exceed THB 1,000 a month. If the air-conditioner is on 24 hours a day, the charge will grow by 4-5 times.

  • The Internet and TV can be connected for THB 4,000 with a monthly payment between THB 600 and THB 900. The charge under the guaranteed program depends on the condominium.

We chose several apartments and made a detailed calculation of its maintenance. We note that the apartment charge is less than that of a private house, because the maintenance expenses on the parking, a swimming pool and the garden are shared among all owners in the condominium.

Maintenance fee amounts to THB 50 per 1 m2. It is a fixed price of the developer. Thus, 30m2 studio will pay THB 1,500 a month or THB 18,000 a year.

You will also be asked to pay the amortization fee.

This is a lump-sum payment to a reserve fund, which is used to cover repair expenses or some improvement that might be in future (e.g. to paint the façade once in several years).

The developer’s charge in this complex amounts to THB 500 per 1m2 or THB 15,000 for 30m2 studio.

Mounting of water and electricity counters will cost THB 20,000.

As a result, the annual maintenance fee for an apartment, excluding the insurance and the cost of water and electricity consumption, will make about THB 53,000 +% for the title registration in the first year.

Maintenance fee for 35m2 studio amounts to THB 40 per 1 m2 or THB 1,400 a month. The annual charge is THB 19,600.

The amortization fee makes THB 600 per 1m2 or THB 21,000 for the studio.

Mounting of water and electricity counters will cost THB 20,000.

Total: THB 60,600 + % for the title registration in the first year.

Maintenance fee for 31m2 studio amounts to THB 60 per 1 m2 or THB 1,800 a month. The annual charge is THB 21,600. 

The  amortization fee makes THB 600 per 1m2 or THB 18,000 for the studio.

THB 18,000. Mounting of water and electricity counters will cost THB 20,000.

Total: THB 59,600 + % for the title registration in the first year.
